First Phase of Emery Yards Achieves LEED Gold Certification

The first phase of the Emery Yards new, multibuilding laboratory and office campus has been certified as LEED Gold. With over one million square feet and four planned buildings of cutting-edge scientific workspace, the campus resides at the center of Emeryville, the Bay Area's emerging biotech hub.

This first phase core and shell encompasses approximately 271,000 gross square feet and includes a parking structure that will serve the entire campus. The campus features newly built pocket parks, bike lanes, and pedestrian thoroughfares that encourage connection and seamlessly weave the campus into the fabric of the city.

The project achieved a 14 percent reduction in embodied carbon through the use of low-carbon concrete as well as steel and insulation optimizations.

To support the use of recycled water, the building is dual-piped in preparation to accept municipal non-potable water from the East Bay Municipal Utility District (EBMUD). Once connected, there is an opportunity for Zero Water Waste by using only non-potable water for flushing, irrigation, and cooling tower water. Even before taking advantage of the non-potable water connection, the project achieves a 41 percent reduction in indoor water use through low-flow fixtures (compared to a LEED v4 baseline).
