Providing 150,000 square feet of life science research space in an area that San Diego's tourism and business community bill as The Hub of Innovation, Kilroy Realty's Towne Centre Drive Building enlivens the University District with distinctive architecture, bringing a fresh perspective to San Diego and La Jolla's office market.

Targeting the bio/life science community, the building sits less than a mile from the UC San Diego Medical Center and within the triangle formed by I-5 and I-805, positioned to capitalize on San Diego's well-established research community. The five-story core and shell office building consists of two interconnected and rotated cube elements that give the building a unique shape and character. The floor plan and column grids have been established using a 10-foot, 6-inch planning module that effectively serves the needs of laboratory planning and can also accommodate typical office sizes. Floors two through five feature a flexible configuration that can accommodate different tenant needs. The first floor is similarly flexible, but incorporates additional articulation and floor setbacks to add interest and variety to the building form. It also includes a café, deli, and fitness facilities. The fifth-floor setback accommodates a generous roof deck as a tenant amenity.

Set in a lush landscape with outdoor decks adjacent to dining spaces that promote an indoor/outdoor flow, the LEED Platinum certified building also offers premium amenities such as secured bike parking, a freestanding 600-car parking structure, and charging stations for 60 carpool/low-emission vehicles.
