Featuring state-of-the-art laboratory and office assets, a fully integrated landscape design, and world-class amenities, this premier research and development campus offers leasable, high-quality scientific workspace in the heart of Research Triangle Park in North Carolina.
Flad's design work began with site analysis and site master planning for the full 42-acre campus, followed by design of two 200,000-square-foot, multi-tenant core and shell buildings to attract innovation and biotechnology companies. The two, four-story buildings offer dramatic covered entrances where the buildings intersect with the main exterior spine. The buildings are planned for an even division of laboratories and office spaces for tenant fit-up, with an 11-foot module allowing for maximum flexibility and a range of leasable suite sizes and configurations.
The landscape integrates meaningful outdoor spaces that complement the buildings' design. The spine, named La Rambla after the iconic pedestrian path in Barcelona, emphasizes the pedestrian experience with dynamic paving and plantings. Pavilions, an amphitheater, and other outdoor gathering spaces provide unique settings for meetings and informal interaction; tenants throughout the research park can reserve these spaces for meetings and events or enjoy them for casual interactions. Upgraded fitness trails and a bike share program promote exercise and wellness.
