Premium property with a striking prominence

Seeking to create a premium property on a highly visible site while balancing the constraints of existing entitlements, Healthpeak Properties, Inc. partnered with Flad to revisit the overall aesthetic and functional design of two buildings located within their South San Francisco life science campus.

Combining the total building areas of the two separate facilities, the design team was able to gain additional height among taller buildings neighboring to either side. Improved floor plates coupled with the updated design – which includes user-centric amenities such as a fitness facility and café – make the building more competitive and desirable for prospective tenants – a key factor given the nature of South San Francisco's competitive real estate market.

The new, consolidated facility features a glass curtainwall façade, increasing natural daylighting and tenant branding visibility while offering spectacular views. Taking full advantage of the site slope, the building will be the tallest along East Grand Avenue, presenting a striking prominence.
