Crystal-clear sophistication

A life sciences campus project featuring a modern, flexible design updated to reflect current market conditions and the design sophistication of prospective tenants, Forbes Research Center is being developed by HCP Inc., a national healthcare real estate firm and life sciences landlord based in the Bay Area. Consisting of a five-story building and a six-story building, with a 978-car parking structure that serves both, the Forbes Research Center totals 326,000 square feet.

Flad's design breathes new life into a project that had long been planned. The shape of the buildings, exterior glazing color, and reflectivity are based on the concept of crystal. Depending on the programmatic functions inside, as well as one's orientation as one moves around the outside, the facade appears to change from solid to clear. A frit pattern, metal panels, and vertical fins were integrated within the unitized curtain wall system, which was used with high-performance insulated glass with low-E coating. The design places the taller building closer to the street to present a more urban typology.

The parking deck reduces surface parking to create more amenitized parking space for tenants and diminish the suburban look. Improvements to the surrounding Forbes Boulevard campus include the addition of amenities such as an outdoor meeting room, bocce courts, and a food truck plaza to keep up with current tenant interests.

Utilizing an integrated design approach and designed to meet LEED silver certification, the Forbes Research Center will support a 50 / 50 lab and office space allocation mix, with specific program elements yet to be determined.
